Why invest with a Buyer’s Agent?
It’s a great question! The short answer is the Listing Agent represents the Seller not you. If you contact the Listing Agent directly, you run the risk of disclosing something that may compromise your ability to negotiate an optimum purchase price or terms that suit you more favorably. Even, under a dual agency agreement, the Listing Agent will favor the Selling party, especially if the Seller is a long-time client and or has multiple property dealings with the Listing Agent. Therefore, in my opinion, it is always better to have a competent Agent/Broker that represents your best interests throughout the realty transaction. Let the Buyer’s Agent contact the Listing Agent for specific home details and to present your offer in the most favorable way. In the end, the Seller pays all or most of the Buyer’s Agent commission so there is also no financial benefit to be gained by purchasing a home through the Listing Agent.
